Property UK: Homeowners urged to check boilers and gutter to avoid £10K bill


With Christmas fast-approaching and utility bills on the rise, it can be tempting to ignore common household issues. But leaky gutters and cracked water pipes could potentially cost you thousands if left unchecked over the winter months. Building experts HouseScan have revealed some of the most common issues that arise within the home over the winter months.

They have also calculated how much these common issues could cost they if you don’t tackle them before they happen.

Here’s a list of eight common aspects homeowners need to check regularly over the winter months to save themselves potentially thousands in repairs.


Arguably the most important aspect of any home in the winter, it’s definitely something that should be checked before the cold weather sets in.

Even new build homes can have boiler problems so getting it serviced for £50 to £100 every year is a small cost which could save you thousands in the long run.

If your boiler isn’t checked regularly, a new one could see you back £3,000.

Water pipes

Water pipes are not something that’s always noticed by homeowners as they remain unseen.

However, cold weather can cause water pipes to crack or burst which could set you back around £700 including new plumbing and redecoration due to water damage.

It costs approximately £50 to fit new pipe jackets to insulate your pipes and protect them from cracking – a small price which could save you hundreds in the long-run.

Windows and doors

Rotten or damaged doors and windows could have an impact on how energy efficient your home is.

It’s worth checking whether your doors are damaged or rotten (if wooden) and whether they are fitted properly.

A new double glazed window can start at around £300, so it’s worth trying to maintain what you already have before you start shelling out cash.


If your loft insulation has been fitted poorly, it could cost you as much as £250 a year.

Making sure your insulation is up to par, can cost you just £80 with new blanket insulation.

However, replacing the whole lot could set you back as much as £500.

Brickwork pointing

Brickwork pointing is also another aspect that’s commonly ignored as it’s not an aesthetic problem.

But if pointing isn’t up to scratch, it could set you back hundreds in brick repairs later on down the line.

Trickle Vents

Not many homeowners have heard of these but they are small openings that allow air to flow through a window while it’s shut.

They reduce condensation and mould which can cause many property owners problems in the winter months.

If they are poorly installed, they can cost around £60 to replace.

He continued: “However, the majority of checks can be quick and easy and identifying any issues is always better done sooner rather than later.

“Not only can neglecting your home cost you a lot more money in the long run, but it can also be particularly difficult and inconvenient to rectify an issue bang in the middle of the Christmas break.”
