The latest get-packing advice about organising your move comes from mortgage broker John Charcol which is predicting high demand will lead to a shortage of slots and higher charges.
While an extension of the ‘holiday’ and a switch from a ‘completion’ deadline to an ‘exchange’ one later this year may be introduced to ease any bottleneck, at present March 31 stands.
John Charcol product technical manager Nicholas Morrey advises: “Should the solicitor manage to get the completion done then the current owners and occupiers must exit the property that day with all their belongings. Failure to do so is a breach of law as they are no longer entitled to stay there. Solicitors can work together to organise an agreement between all parties but that is on an exception basis and not easy or quick to organise.
“In addition to that the new owners of the property will likely be in breach of their own buildings and contents insurance policy by not residing in the property and having others live there. That breach could also put them in breach of their mortgage lender who requires adequate insurance to be valid and in force.”
To minimise the stress Morrey recommends:
Focus on avoiding delays, get quotes from firms now, start with companies you, friends or even an estate agent rate or someone else in your chain recommends.
Suggest everyone in the chain agrees on a completion date so you can sound out a remover.
Think ahead about a plan-B storage option. A vacant property on completion is a legal requirement. A willingness to comply could be the key to keeping the chain together.
